Common Problems for Commercial HVAC Systems

Common Problems for Commercial HVAC Systems

An inability to control air temperature or air quality issues

It can be tempting to simply adjust the thermostat when your air conditioner isn’t keeping up.  Before reaching for that thermostat, ask yourself, “Has my AC been struggling more than usual lately?”  If so your unit may be experiencing one of several issues.

Dirty or Clogged Air Filter

Air filters are a critical component of any HVAC system.  They defend both the system, and your business, from unwanted airborne contaminants.  In fact, one way to protect your system from needing an AC repair is to routinely change these filters.

Improper Air Balance

If one part of your business suddenly becomes freezing cold, and another part feels too warm, this is a sign that your ductwork has developed an ailment.  Most likely, there is something that is creating an obstruction and needs to be cleaned out.  Give a local HVAC contractor a call and have someone come out to inspect and clean out the ductwork.  This will not only help correct air imbalances, but also help to keep pristine air quality in your business.

Thermostat Malfunction

It won’t matter how many times you hit the down arrow on a faulty thermostat, the air simply won’t get colder.  This is a common point of failure for battery operated thermostats.  It may have enough power to run the screen, but not enough to consistently send a control signal to the AC unit.  If you know you haven’t changed the batteries in a while, try switching them out. Replacing the batteries may save you an unnecessary visit from your Montgomery County HVAC repair company.

Leaking refrigerant

Refrigerant is the lifeblood of an HVAC system.  Just like a person suffering dehydration, HVAC systems that have developed a refrigerant leak will struggle to keep pace.  Your unit won’t be able to dehumidify and cool the air as it was designed, and your building will become uncomfortable.  Without being remedied, a refrigerant leak will lead to the ultimate demise of an HVAC unit.

Mechanical signs that your HVAC system may be failing

Air quality issues aren’t the only signs of an aging HVAC unit.  There are also several mechanical and visual signs that you should look out for.

Circuit Breaker Nuisance Trips

Very few things happen without a reason, so if your HVAC system is tripping a circuit breaker, pay attention.  This is a sign that there is something wrong with either your unit or the electrical circuit feeding it.  It may be obstructed air flow resulting in the unit working harder. Or perhaps the compressor or electronics in the unit have malfunctioned.  Whatever the cause, it is important to have a local trained HVAC technician do a thorough inspection to find the problem.

Strange Noises

Just like the noises emanating from your grandfather in his later years, your HVAC system also can make some interesting sounds.  Unlike your grandfather, these noises aren’t natural.  If you are hearing strange noises when the HVAC unit kicks on, then there is a problem. Common problematic noises may be screeching, popping, or banging.  Give a professional HVAC contractor a call, and a trained technician will be able to diagnose the problem and fix the underlying issue.

Water Leaks

When doing routine maintenance, like air filter changes, it is important to inspect your HVAC system for any water leaks.  Look to see if the area around the base of your unit is wet or has developed a pool of water.  Both of these are signs that you should call you HVAC repairman.  The underling ailment may be a clog in the drain line, or an issue with the evaporator or collector box.  The repairman will identify and remedy the issue, returning your system to optimal performance.
